Poor Soil Composition

Soil that is very compacted or made up of heavy clay will create a dense and impermeable barrier to your perimeter drain lines - leaving water unable to reach your sump and saturating your surface grass

Missing, Broken or In-efficient Drainage System

If your ground water is making it to your perimeter drain lines but the system is broken, you will often see pooling or sogginess in that area 

Other factors include your property's slope, sections of the system having low "bellies" and making water work hard to reach the end of your system (if at all)

External Influences: Downspouts, Extreme Weather Location

Factors like extreme rain fall totals or gutters aimed at your foundation wall will put excessive amounts of water in un-prepared locations. Ensuring your perimeter drain tile system is clean and taking water away is the best fight against standing water. 

Obvious wet spots should clear within a day if all lines are working well and draining the soil.   

If not you'll need to invesgiate further!

1. Camera Inspect the location with significant standing water - see directly within the pipe for a break, disconnection or gap

2. Determine the system components 

-How is your sump looking?

-Is there an access point (cleanout)?

-How are the surface drains, are there any nearby and overwhelmed?

3.  Adjust the system depending on the inspection findings

-Maintenance (blockage removal, cleaning)

-Re-grading
